Unitech CMD Vacancy Halts Projects, Homebuyers Suffer
By Business Desk
Unitech Ltd. homebuyers face prolonged distress as a vacant CMD post and funding crisis stall projects for over 15 years. Urgent action needed for completion.
The prolonged leadership vacuum at Unitech Ltd. is directly impeding the completion of housing and commercial projects, leaving thousands of homebuyers in distress. The Chairman and Managing Director (CMD) post has remained vacant for nearly a month following the former CMD’s tenure ending on July 20, 2026, exacerbating delays spanning over 15 years, primarily across Delhi-NCR.
This critical leadership gap has prompted five distinct associations, collectively representing approximately 15,000 affected customers, to appeal urgently to both the government and the Supreme Court. Their primary demand centers on the immediate appointment of a new CMD and the auctioning of Unitech’s unsold assets to inject much-needed capital.
Financial Shortfall and Proposed Solutions
The financial requirements for reviving these stalled projects underscore the severity of the situation. An estimated ₹11,000-12,000 crore is essential to bring these developments to fruition, far exceeding the anticipated ₹3,000 crore expected from customer contributions alone.
- Required for project completion: ₹11,000-12,000 crore
- Anticipated from customer contributions: ₹3,000 crore
The Ministry of Corporate Affairs has already put forth a nominee for the CMD position, a proposal now awaiting judicial approval. This move is seen as a crucial step towards stabilizing the company’s governance and unlocking the stalled construction.
Additional Demands and Regulatory Scrutiny
Beyond the immediate leadership and funding issues, several other critical concerns have been raised by the associations. These demands aim to address systemic problems and ensure the prioritization of customer interests in the resolution process.
- Reassessment of lender claims against Unitech.
- A special audit by the RBI of all loans extended to Unitech since 2005.
- Prioritization of homebuyers’ interests in all resolution plans.
The ongoing situation at Unitech highlights the profound impact of corporate governance failures on real estate projects and the urgent need for a clear, court-backed resolution. The focus on securing a new CMD and liquidating assets remains paramount for injecting the necessary capital to deliver homes and restore confidence among the long-suffering homebuyers.
