India’s six listed REITs saw unitholder income surge to ₹3,136 crore in Q1 FY27, a 101% year-on-year increase, signaling strong growth in the real estate investment sector.

India’s six listed Real Estate Investment Trusts (REITs) delivered a significant boost to unitholders, doubling their income distribution to Rs 3,136 crore in the first quarter of Financial Year 2027.

This substantial increase represents a 101% year-on-year rise from Q1 FY26 and a 128% growth compared to Q1 FY25, according to data released by the Indian REITs Association on Monday, August 17, 2026.

  • Total distribution in Q1 FY27: Rs 3,136 crore
  • Year-on-year growth (Q1 FY27 vs Q1 FY26): 101%
  • Growth compared to Q1 FY25: 128%
  • Average distribution per REIT in Q1 FY27 increased by 34.10% over Q1 FY26.

The sector’s expansion included the addition of two new listed REITs, Knowledge Realty Trust and Bagmane Prime Office REIT, bringing the total to six from four in Q1 FY26. The existing entities are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust.

Sectoral Growth and Assets

  • Cumulative distribution since inception: Over Rs 34,800 crore
  • Total gross Assets Under Management (AUM) as of Q1 FY27: Exceeded Rs 3.17 lakh crore
  • Combined market capitalization as of August 11, 2026: Over Rs 2.17 lakh crore
  • Total managed space: Over 214 million square feet of Grade A office and retail space across India.

Shirish Godbole, CEO of Knowledge Realty Trust and Chairperson of the Indian REITs Association, attributed this robust performance to several factors. These include the inherent resilience of Indian REITs and their consistent ability to provide stable cash flows to investors.

Godbole further highlighted healthy rental collections, improving occupancy rates, the high quality of underlying assets, and efficient capital management by REIT managers as critical drivers. The Indian REITs Association, established in 2023 under SEBI and the Ministry of Finance, actively promotes the development of India’s REIT sector.
