Edelweiss Mutual Fund introduces India’s first REITs & Realty Index Fund on August 5, offering accessible investment in listed real estate.
Edelweiss Mutual Fund is poised to launch India’s inaugural REITs-oriented index fund, the ‘Edelweiss Nifty REITs & Realty Index Fund,’ with subscriptions commencing on August 5. This new offering aims to provide a streamlined and accessible investment avenue into the country’s listed real estate sector.
The fund is structured to track the Nifty REITs & Realty Total Return Index, providing investors with exposure to a diversified portfolio of listed Real Estate Investment Trusts (REITs) and prominent real estate companies.
Addressing Investment Hurdles
Radhika Gupta, MD and CEO of Edelweiss Mutual Fund, highlighted that this mutual fund structure directly addresses common impediments associated with direct real estate investment. These include substantial capital prerequisites, illiquidity, and inherent concentration risks.
The fund offers several key advantages for investors:
- Minimum subscription amount for the New Fund Offer (NFO): Rs 100
- Tax efficiency: Distributions received from underlying REITs compound within the fund, avoiding immediate taxation.
- Fund Management: Bharat Lahoti and Manasi Jalgaonkar will manage the fund.
Market Tailwinds and Future Outlook
Edelweiss Mutual Fund identifies several macroeconomic factors currently driving an upcycle in the real estate market. These include robust urbanization trends, consistent rises in income levels, and ongoing infrastructure development across India.
Further supporting the real estate sector are growing demands from Global Capability Centres (GCCs), significant expansion in manufacturing and logistics, and an increasing influx of institutional capital.
Gupta noted the index’s design allows for an increasing allocation to REITs as more become listed in India, with the potential to transition into a 100% REIT-focused index over time.
