Bharti Real Estate is actively reshaping India’s commercial property sector by spearheading the development of integrated business districts, with its flagship Worldmark project leading this transformation. These hubs are designed as comprehensive destinations where individuals can seamlessly work, shop, dine, and socialize.
Worldmark’s Vision and Scale
Situated near Delhi’s Indira Gandhi International Airport, Worldmark serves as a global business district, unifying premium office spaces, retail, hospitality, and entertainment. S.K. Sayal, MD & CEO of Bharti Real Estate, emphasized this strategic shift towards multifaceted destinations.
Bharti Real Estate, established in 2003, aims to create iconic, enduring developments. The company plans to develop between 17 to 20 million sq. ft. of mixed-use space specifically in Delhi’s Aerocity.
Initial phases, Worldmark 1, 2, and 3, comprise 1.3 million sq. ft. of office space. These spaces are fully leased to Brookfield in a substantial ₹5,000 crore transaction.
Expanding Footprint and Retail Ambitions
Worldmark 2.0, a significant 7 million sq. ft. mixed-use development, is nearing completion, dedicating 4 million sq. ft. to Grade-A office space. This expansion occurs despite the rise of hybrid work models, indicating robust demand from multinational corporations for high-quality assets.
The retail component of Worldmark 2.0 will add nearly 3 million sq. ft., elevating the total retail portfolio to approximately 4 million sq. ft. This positions Worldmark as one of India’s largest retail-led commercial developments.
Key retail features include ‘World St.’, a 260,000 sq. ft. pedestrian boulevard, India’s first Time Out Market, and various family entertainment centers. A luxury retail destination, ‘The Haute District’, is slated for a 2028 opening.
Future Developments and Monetization
The project further includes an underground parking facility accommodating over 8,000 vehicles. Retail fit-outs are scheduled for 2026, with commercial operations set to commence in late 2027.
Future expansion encompasses Worldmark 3.0, with 5 million sq. ft. currently under construction. Worldmark 4.0 will add another 5 million sq. ft., completing the Global Business District with a total investment around $2.5 billion.
Bharti Real Estate is exploring selective expansion opportunities beyond Delhi, focusing on projects with established land titles and approvals. Monetization strategies include strategic partnerships, private equity investments, and a potential Real Estate Investment Trust (REIT), prioritizing high-quality development.
The strategic investment and development pipeline underscore Bharti Real Estate’s commitment to creating integrated, high-value commercial ecosystems across India, setting a new benchmark for urban development.
