Andhra Pradesh is rapidly becoming India’s premier tech investment hub, attracting significant capital and developing six digital corridors to boost IT, semiconductors, and electronics.
Andhra Pradesh has quickly become a significant investment destination within India, drawing a substantial 25.3% of all proposed investments during the first nine months of FY26. This impressive growth surpasses other states like Odisha and Maharashtra, highlighting the region’s aggressive push in key technological sectors.
The state’s strategic focus on IT, semiconductors, electronics, and data centers underpins this expansion, with an ambitious goal of attracting USD 0.5 trillion in investments and generating 50 lakh new jobs. This vision is being realized through the development of six high-tech and digital corridors across Andhra Pradesh.
Visakhapatnam: The $1 Trillion Economic Corridor
Visakhapatnam, often referred to as Vizag, is on track to become a $1 trillion economic corridor. This transformation is driven by several large-scale projects and significant corporate investments.
- Google’s Raiden Infotech is establishing a $15-billion AI data center across 480 acres.
- Adani is investing in green energy and data infrastructure.
- A dedicated defense corridor is also under development.
- Sify is setting up a ₹1,500 crore AI Edge data center.
- Major IT companies like TCS and Cognizant are already operational, with Capgemini establishing an IT Development Centre.
The real estate market in Visakhapatnam has responded positively to this influx. Flats in Madhurawada have seen nearly 30% appreciation over five years, while Kapuluppada and Lankelapalem experienced 32.7% and 81.8% appreciation, respectively, in just three years.
Amaravati: India’s First Quantum Valley
Amaravati is rapidly developing into India’s inaugural Quantum Computing hub, earning it the moniker of the state’s ‘Silicon Valley’. This region is attracting significant investments and technological partnerships.
- The Quantum Valley has secured 29 MoUs valued at ₹2,847 crore.
- Global tech giants IBM, Microsoft, and Fujitsu are establishing quantum systems here.
- A ₹24,791 crore, 190 km Outer Ring Road is under construction, connecting the capital region to Vijayawada.
Land prices in Amaravati have surged dramatically, rising from ₹15,000/sq yd in 2023 to between ₹30,000-₹55,000/sq yd. Areas such as Tadepalli, Undavalli, and Mangalagiri have seen property values appreciate to ₹40,000-₹60,000/sq yd.
Vijayawada: Commercial and Residential Support
Vijayawada functions as a crucial commercial and residential support belt, absorbing the spillover demand for housing and office space from Amaravati. Its central location and robust connectivity are key factors in this role.
Improved infrastructure, including the West Bypass Road and the upcoming Amaravati Metro, will further link Vijayawada’s IT services belt to the capital. Localities near Benz Circle are particularly attractive for IT and business setups, with property averaging ₹5,200-₹5,350 per sq ft, exceeding the city average. Poranki’s East corridor is also witnessing the development of new residential projects tailored for professionals.
Tirupati & Sri City: Electronics and Hardware Hub
Tirupati is evolving into a significant IT and hardware hub, bolstered by its dedicated Electronics Manufacturing Cluster and proximity to Sri City. Sri City is a vast 7,500-acre industrial township strategically located on the Chennai-Bengaluru corridor.
- LG Electronics has established a ₹5,001 crore facility in the area.
- PCBL is investing ₹3,718 crore in a plant.
- The Sri Venkateswara Mobile & Electronics Manufacturing Hub contributes significantly with a ₹2,000 crore investment.
Land prices near Tirupati have reached ₹10 lakh per plot, redirecting buyers to adjacent areas like Yerpedu, Sri Kalahasti, and Puttur. Overall property rates in this corridor are anticipated to rise by 10-15% over the next 5-7 years.
Nellore: Logistics and Electronics Cluster
Nellore is developing into a vital Krishnapatnam Industrial & Logistics Cluster. This region is positioned as a crucial hub for logistics and electronics, supporting the state’s broader industrial goals.
