Mumbai Property Registrations Hit 10-Year High in July 2026

Mumbai’s housing market sees its strongest July in over a decade with record property registrations and increased stamp duty collections in July 2026.
Mumbai’s housing market recorded its most robust July performance in over a decade, with residential property registrations reaching an estimated 13,617 units within the Brihanmumbai Municipal Corporation (BMC) limits in July 2026.
This significant figure marks an 8.3% year-on-year increase and represents the highest number of registrations for the month of July since at least 2013, indicating a sustained upward trend in the city’s real estate sector.
Record Registrations Drive Revenue Growth
The strong registration momentum was directly mirrored by a substantial increase in government revenue from these property transactions.
Stamp duty collections are projected to reach Rs 1,223 crore in July, reflecting an 8.9% year-on-year rise. This suggests a resilient demand, particularly for higher-value homes, even as overall transaction volumes maintained stability.
Month-on-Month Market Expansion
Comparing July 2026 to the preceding month, property registrations saw a 2% increase from 13,413 units recorded in June 2026.
Similarly, stamp duty collections experienced a more pronounced climb, rising 13% from Rs 1,086 crore in June to the July figure, underscoring consistent market activity.
Underlying Factors Fueling Demand
According to analysis by Knight Frank India, the sustained growth in Mumbai’s residential market over the past year is attributed to several key factors.
These include healthy end-user demand, ongoing infrastructure development across the city, and a continued, strong confidence in home ownership among consumers.
Shishir Baijal, International Partner, Chairman, and Managing Director of Knight Frank India, commented on the trend, highlighting the market’s remarkable depth.
He noted that this strong July performance, the best in over 14 years, occurred despite a high comparative base. Baijal emphasized that the consistent momentum reflects resilient end-user demand and enduring confidence in homeownership, with a marked increase in revenue pointing to sustained demand for higher-value properties.
He further concluded that demand for quality residential developments remains robust, supported by Mumbai’s strong economic fundamentals, infrastructure-led growth, and its long-term investment appeal.

July property registrations have significantly increased from 5,139 units in 2013 to the estimated 13,617 units in 2026. Concurrently, stamp duty collections have surged from Rs 287 crore in 2013 to Rs 1,223 crore in 2026, showcasing the sector’s robust expansion.
