Indian REITs Distribute ₹3,136 Cr to 4.85 Lakh Unitholders in Q1 FY27

India’s six listed REITs distributed ₹3,136 crore to 4.85 lakh unitholders in Q1 FY27, demonstrating market resilience and strong cash flow generation.
Six publicly listed Indian Real Estate Investment Trusts (REITs) collectively distributed ₹3,136 crore to more than 4.85 lakh unitholders during the first quarter of the current financial year (Q1 FY27).
This significant distribution highlights the sector’s robustness, driven by healthy rental collections and improved occupancy rates.

- Number of unitholders: 4.85 lakh
- Mandatory distribution: At least 90% of net distributable cash flows (NDCF) as per SEBI.
Shirish Godbole, CEO of Knowledge Realty Trust and chairperson of the Indian REITs Association, noted that this performance, despite global uncertainties, demonstrates the sector’s capacity to provide consistent cash flows.
He attributed this growth to strong rental collections, increasing occupancy rates, the high quality of underlying assets, and prudent capital management by REIT managers.

The six REITs involved in the distribution include Brookfield India Real Estate Trust, Embassy Office Parks Reit, Mindspace Business Parks Reit, Nexus Select Trust, Knowledge Realty Trust, and Bagmane Prime Office Reit.
These entities collectively manage over 214 million square feet of Grade A office and retail space across India.

The Indian REITs Association (IRA), established in 2023 under SEBI and Ministry of Finance guidance, is a non-profit body promoting the sector’s growth.
Godbole anticipates that as the Indian REIT market matures, with growing investor participation and supportive policy reforms, REITs will play an even more crucial role in the nation’s capital markets.
