India’s listed Real Estate Investment Trust (REIT) market has grown substantially, now overseeing more than ₹3.17 lakh crore in gross assets under management (AUM) across six publicly traded REITs. This expansion has attracted over 4.85 lakh unitholders, signalling robust interest in commercial real estate investments.
The collective gross AUM for these REITs surpassed ₹3.17 lakh crore, with a total market capitalization exceeding ₹2.17 lakh crore as of August 11. These trusts collectively manage over 214 million square feet of Grade A office and retail properties throughout India.
Significant Unitholder Distributions
During the first quarter of financial year 2026-27 (Q1 FY27), the six REITs distributed a total of ₹3,136 crore to their unitholders. This figure nearly doubles the ₹1,559 crore distributed by four listed REITs in the same period a year earlier. Cumulative distributions since the inception of these REITs now stand above ₹34,800 crore.
Key Players and Market Expansion
The listed REIT sector includes prominent entities such as Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust. Growth has been bolstered by the addition of Knowledge Realty Trust and Bagmane Prime Office REIT to the market.
The REIT structure offers investors diversification, providing exposure to multiple commercial properties rather than single assets. Units are traded on stock exchanges, enhancing liquidity for investors seeking income-generating real estate without direct ownership complexities.
This market growth underscores the increasing institutionalization of commercial real estate investment in India. However, unitholders should note that REIT distributions are not guaranteed like fixed-income products and can fluctuate based on factors such as rental income, occupancy rates, operating expenses, and financing costs.
