India’s Real Estate Investment Trust (REIT) sector has passed a major milestone, with its total market capitalization hitting ₹2 lakh crore by August 2026. This growth is mainly due to high demand for top-tier office spaces, especially from Global Capability Centres (GCCs), which are offshore units handling business operations.

REITs, which are companies owning income-generating property, are expanding rapidly. They are pursuing both new construction and buying existing assets to keep up with this increasing demand across major cities.

Top REITs Drive Expansion

Several key players are actively growing their portfolios:

Embassy REIT holds a development pipeline of 6.2 million sq ft. It will join the Nifty 500 and Nifty Midcap 150 indices from September 30, 2026, which should attract more institutional investment.

Brookfield India Real Estate Trust (Biret) has completed significant acquisitions, including properties in Mumbai’s Bandra-Kurla Complex.

Knowledge Realty Trust (KRT) is building new projects in Bengaluru while keeping its leverage ratio around 18%.

Mindspace REIT plans to use its 10.2 million sq ft development pipeline. This is expected to boost its net operating income over the next three years.

The investment landscape for REITs in India has changed due to new rules. From January 1, 2026, SEBI reclassified REITs as equity-related instruments to encourage more mutual fund participation.
