Foreign capital inflows into India’s real estate sector have decreased substantially. The volume of investment now represents approximately one-third of the peak recorded during the fiscal years 2020-21.

Several global macroeconomic factors contribute to this downturn, making developed markets more appealing to international investors. These include elevated global interest rates and increasingly tighter financial conditions.

Geopolitical uncertainties also play a significant role in redirecting capital flows. Investors are considering currency risks inherent in emerging markets such as India, further influencing their allocation decisions.

Evolving Investor Preferences

Despite the overall reduction in foreign capital, a notable shift in investment strategy is emerging. Global investors are now increasingly willing to undertake more development risk within India.

This marks a departure from their traditional preference for acquiring completed assets. The change indicates a strategic re-orientation towards potentially higher-return, albeit riskier, opportunities in the Indian market.
