ED Attaches ₹129.80 Cr Ahmedabad Real Estate Fraud Assets
By Business Desk
Enforcement Directorate seizes ₹129.80 crore in Ahmedabad real estate assets linked to a major fraud scheme targeting homebuyers and investors.
The Enforcement Directorate (ED) has provisionally attached immovable properties valued at ₹129.80 crore in Ahmedabad, India. This significant action stems from an ongoing investigation into an alleged large-scale real estate fraud.
- The provisional attachment order was issued on August 14.
- It was enacted under Section 5(1) of the Prevention of Money Laundering Act, 2002 (PMLA).
Unpacking the Alleged Fraud Scheme
The investigation targets several individuals and entities, including Ronak Ravjibhai Sonani, Vipulbhai Gordhanbhai Gangani, and the Keshav Narayan Group, among others. Multiple First Information Reports (FIRs) and chargesheets have been filed against these accused parties.
These individuals are alleged to have defrauded numerous homebuyers and investors through deceptive real estate projects. They marketed schemes like Chharodi and Akshar Anant, promising attractive pre-launch prices and high returns.
- The schemes lacked essential approvals, specifically Non-Agriculture (NA) permission and Real Estate (Regulation and Development) Act (RERA) registration.
- Funds collected from buyers were reportedly diverted from their intended use.
- Land designated for these projects was subsequently sold or transferred to third parties.
- This left investors without their promised properties or any refunds.
The PMLA Mechanism and Property Attachments
The ED’s inquiry revealed a deliberate strategy to entice buyers with false promises, collect their investments, divert the funds, and then conceal the illegally acquired properties. The provisional attachment under PMLA serves a crucial function in such cases.
This measure is designed to prevent any further illicit transactions involving the identified assets. It also aims to safeguard the interests of the defrauded parties and facilitate confiscation proceedings and potential restitution as mandated by PMLA.
- Attached properties include land parcels located in Chharodi.
- Additional land was attached in Shela, Jesangpura, and Agol.
ED’s Advisory for Prospective Homebuyers
In light of these fraudulent activities, the Enforcement Directorate has issued an advisory for potential homebuyers and investors. Due diligence is paramount to avoid falling victim to similar schemes.
The agency urges individuals to conduct thorough checks before committing to any real estate investment. Vigilance against promises of unusually high returns or significant discounts is also advised.
- Verify RERA registration of the project.
- Confirm all necessary statutory approvals are in place.
- Examine title documents and land records carefully.
